24,000 square feet, with the staff still in it
Our largest office project is a headquarters remodel of more than 24,000 square feet for a Tucson non-profit — offices, meeting and programme space, reception and shared areas — carried out while the organisation kept running in the building.
Separately, one brokerage client had us build out three offices: Oro Valley, Green Valley and south Tucson. Different buildings, different landlords, the same standard at each. Being asked back is a more useful thing to know about a contractor than anything we could write about ourselves.
What an office fit-out covers
Demising and layout
Splitting a larger space, or opening a chopped-up one. Demising walls carry fire, acoustic and sometimes structural requirements, and getting them wrong is expensive to undo once the ceiling is closed.
Private offices and open plan
The balance between the two is the whole design argument in a modern office. We build either, and we build the acoustic separation that makes private offices actually private.
Conference and training rooms
Larger spans, better acoustics, and the power and data for screens and video calls put where the table will actually sit.
Data, power and low voltage
Rough-in coordinated to the furniture plan, not just to the walls. Floor boxes, poke-throughs and wall drops go where desks are going, which means the furniture layout has to be settled before the slab is touched.
Reception and break room
The two rooms that set the tone. Reception millwork, and a break room with the plumbing and appliance power a real staff kitchen needs.
ADA restrooms and access
Restrooms, door hardware, clearances and paths of travel. Converting a space or increasing occupancy commonly triggers accessibility upgrades the previous tenant never had to make.

What is there, what the landlord will allow, and what your lease work letter actually obliges each side to do. Free.
Layout and scope
Head count, private-versus-open, meeting rooms, and where the furniture goes — because that drives the electrical and data more than the walls do.
Permit set
Drawings produced or coordinated and taken through the city, including occupancy classification, egress and ADA.
Build around your move date
Offices have a lease expiry pushing them. The schedule is built backwards from the day you have to be in, and the long-lead items — glass, millwork, specialty lighting — are ordered first.
Inspections and handover
Carried to sign-off, with the data and power live and tested before your furniture lands.

What is an office build-out?
An office build-out is the construction that turns a leased commercial suite into a working office: demising and interior walls, private offices, conference rooms, reception and break room, data and electrical rough-in, finishes, ADA restrooms and paths of travel, plus the permits and inspections.
Do you do office build-outs in Tucson?
Yes. Professional office fit-outs are a regular part of Crest Contracting's commercial work in Tucson and Pima County. We have built four professional offices, including three separate offices for the same real estate brokerage across Oro Valley, Green Valley and south Tucson, plus an independent brokerage on the east side and a law office. Who pays for an office build-out — the landlord or the tenant?
It depends on the lease. Many office leases include a tenant improvement allowance, where the landlord contributes a set amount per square foot and the tenant covers anything above it. The work letter attached to the lease sets out who does what. We price the scope so both sides can see exactly what is included.
Can you build while we keep working in the space?
Yes, in phases. Our 24,000-plus square foot headquarters remodel for a Tucson non-profit was done exactly that way — staff and programmes carried on in the building throughout. It costs more and takes longer than an empty suite, so the work is sequenced by zone with noise windows, dust control and access planned before starting rather than negotiated mid-job.
How long does an office build-out take?
Permitting usually sets the schedule more than construction does, so we start it early. Once we have walked your suite and settled the layout we give you a schedule against the real scope rather than a generic figure.
Do you handle data and network cabling?
We coordinate the low-voltage rough-in as part of the build so it lands where your furniture plan puts it. That has to happen before walls close and, for floor boxes, before the slab is touched.
What does an office build-out cost in Tucson?
It depends on the condition of the suite and how much of the layout changes. A space that was already an office of similar density costs far less than one being reconfigured or converted from another use. An estimator walks it and gives you a written scope with a number against it. The walkthrough is free.
Do you do the HVAC?
Crest Contracting is a general contractor and does not hold an HVAC licence. Mechanical work is done by our sister company Crest Air LLC and coordinated directly on the job, so you still deal with one contractor.
