Three approvals, not one
A retail fit-out answers to three separate people: the city, the shopping centre, and — if you are a chain or a franchise — head office. Each has its own criteria and its own sign-off, and any one of them can hold your opening.
Running those in parallel instead of discovering them in sequence is most of the job. It is also the thing a contractor who has only done offices tends to learn the expensive way.
What a retail fit-out covers
Storefront and signage
Glazing, entry doors, awnings and the sign band. Shopping centres have their own criteria on top of the city's, and landlord design review is a step people routinely forget until it holds up the permit.
Sales floor
Open span, flooring, ceiling and the lighting that makes merchandise look like merchandise. Lighting is where retail fit-outs are most often value-engineered and most often regretted.
Fitting rooms and ADA
Fitting rooms built to the accessibility requirements — clearances, benches, hardware — plus restrooms and paths of travel that a change of tenant can newly trigger.
Back of house
Stockroom, receiving, staff area and office. On resale and charity retail this is bigger and busier than customers ever realise, because intake and processing happen on site every day.
Power, data and POS
Register positions, card readers, security and camera rough-in placed to the fixture plan — which means the fixture plan has to be settled before the walls close.
Fixture coordination
Most brands supply their own fixture package with their own installer. Our job is to have the shell finished, powered and inspected on the exact day that crew lands, because their calendar does not move.

Walk the suite with the prototype
Bring the brand package or your layout. What is there, what the landlord allows, and where the two disagree with the plan — better found now than in week six.
Scope and number
Written, line by line. Retail carries costs people underestimate: storefront glazing, sign structure, and the electrical a lighting plan actually needs.
Landlord review and permit
Centre design review and the city permit run in parallel. Both can hold an opening, so both start early.
Build to the fixture date
The schedule is set by the day the fixture crew arrives, not by demolition. Everything is sequenced backwards from that.
Inspections and opening
Carried through to sign-off so you can merchandise and open. On retail, finished means the doors open on the day the lease says.

What is a retail build-out?
A retail build-out is the construction that turns a leased commercial suite into a shop: storefront and signage, sales floor, fitting rooms, stockroom and back-of-house, power and data for the register and security, ADA restrooms and paths of travel, plus landlord design review, city permits and inspections.

Can you build to a franchise or corporate prototype?
Yes, and most of our retail work is exactly that. Building to somebody else's prototype means their finish schedule, their fixture package and their sign-off, on top of the landlord's criteria and the city's. We are used to serving all three at once.
Who installs the fixtures — you or the brand?
Usually the brand, with its own installer on its own calendar. That is precisely why the construction schedule is built backwards from the fixture date: the shell has to be finished, powered and inspected on the day that crew arrives, because rebooking them is expensive and slow.
Does the landlord have to approve the design?
In most shopping centres, yes. Centres have their own storefront, signage and finish criteria on top of city requirements, and design review is a separate approval from the building permit. Running the two in parallel rather than in sequence is often the difference between opening on time and not.
Can you work while the rest of the centre stays open?
Almost all of our retail work is in occupied centres with shops trading either side. Noise windows, dust and debris control, shared parking and delivery access are planned before we start rather than negotiated afterwards.
Who pays for a retail build-out — me or the landlord?
It depends on the lease. Many retail leases include a tenant improvement allowance, where the landlord contributes a set amount per square foot and the tenant covers the rest. The work letter attached to the lease sets out who is responsible for what. We price the scope so both sides can see exactly what is included.
What does a retail build-out cost in Tucson?
